Building Control

What is Building Control?

The building control system applies to the design and construction of new buildings, extensions and material alterations to, and certain changes in the use of, existing buildings. It is a legal requirement that buildings must be designed and built in accordance with the Building Regulations.

Mayo County Council is the Building Control Authority for the administrative area of County Mayo. The work of the Building Control Authority relates to the enforcement of the Building Control Acts 1990 and 2007, and Regulations made under those Acts. This includes processing Fire Safety Certificate and Disability Access Certificate Applications, the validation of Commencement Notices and Completion Certificates for developments. They have discretionary powers to carry out inspections of buildings in order to check for compliance with Building Regulations. They have the right to request information relating to works to which the Building Regulations apply and they have the power of enforcement and/or prosecution in relation to non-compliance with the Building Regulations.

You should note that, under the Building Control Acts, the primary responsibility for compliance with regulations rests with the designers, builders and building owners.
